LEGAL INFORMATION COORDINATOR

NATURE OF WORK

This is paralegal work regarding acquisitions of real estate by purchase or by eminent domain.

Work involves review of descriptions of real estate and determining status of title; review of documents required for purchase; review of documents and information required for condemnation; keeping records to track progress; and performing related work as assigned. Supervision is given by work assignment and monitoring of progress.

ILLUSTRATIVE TASKS

Examines legal descriptions and determines ownership by use of computerized title data base and public records; places order with title company for other information, if needed; updates title searches, by title computer, to date of current use.

Assures instruments submitted by agents are properly executed and sufficient to transfer ownership and to clear title exceptions when a parcel is purchased; before and after closing, forwards to County Attorney for approval; orders recording of instruments and requests issuance of title insurance policy when one is required.

Assures title information, appraisals, reports and documentation submitted by agents as suit information are adequate to name required parties and obtain service of process when a parcel is to be condemned; prepares and submits a documented suit information report to County Attorney.

Enters data into personal computer to record all work performed, all disbursements made as a parcel proceeds from initial review to purchase or final judgment.

Performs related work as required.

KNOWLEDGES, ABILITIES AND SKILLS

Considerable knowledge of legal descriptions, title searches, appraisals, right-of-way maps, boundary surveys or sketches, and of Florida law regarding real estate, title examination, statutes of limitations, conveyancing, recording, forms of business organizations, eminent domain and service of process.

Ability to retrieve and to put data from a title computer into a title report.

Ability to analyze and put complex information into clear and concise reports.

Ability to serve the public and fellow employees with honesty and integrity in full accord with the letter and spirit of Broward County's Ethics and Conflict of Interest policies.

Ability to establish and maintain effective working relationships with the general public, co-workers, elected and appointed officials and members of diverse cultural and linguistic backgrounds regardless of race, religion, age, sex, disability or political affiliation.

Skill in formatting and entering data on computer spreadsheets and in computer word processing.

DESIRABLE EXPERIENCE AND TRAINING

Graduation from high school and a recognized paralegal training course; considerable experience as a real estate paralegal or in title search and examination; or any equivalent combination of training and experience.
