  • Florida Housing Finance Corporation (FHFC)
    The FHFC is one of the most important financing providers for development of affordable housing in Florida. Please review the Housing Resources and Developers pages in the website for funding options and services. For more information on funding options and services, contact 1-888-447-2977.

  • Housing Finance Authority of Broward County, Florida (the HFA)
    The HFA provides tax exempt and taxable financing for the acquisition, construction, and/or rehabilitation of multi-family rental housing projects which satisfy the goals and requirements of the HFA, and comply with applicable federal and state law. In any given year, the ability of the HFA to provide tax-exempt financing for projects is contingent upon receipt by the HFA of an annual tax-exempt bond allocation from the Division of Bond Finance of the State of Florida (the Division).

  • Predevelopment Loan Program (PLP)
    Helps nonprofit and community based organizations, local governments, and public housing authorities plan, finance, and develop affordable housing. Eligible organizations may apply for a loan of up to $750,000. PLP loans may be applied toward costs such as rezoning, soil tests, engineering fees, title searches, appraisals, feasibility analysis, legal fees, audit fees, earnest money deposit, impact fees, insurance fees, commitment fees, administrative costs, marketing expenses and acquisition expenses. 

  • State Apartment Incentive Loan (SAIL) Program
    Provides low-interest loans on a competitive basis to affordable housing developers each year. SAIL dollars are available to individuals, public entities, not-for-profit or for-profit organizations that propose the construction or substantial rehabilitation of multifamily units affordable to very low income individuals and families. A minimum of 20 percent of the development's units must be set aside for families earning 50 percent or less of the area median income. 

  • State Housing Initiative Partnership (SHIP) Program
    The State Housing Initiatives Partnership (SHIP) Program is the centerpiece of the William E. Sadowski Affordable Housing Act, passed in 1992. The Florida Housing Finance Corporation (FHFC) administers the SHIP Program. Funds are used as incentives to produce and/or preserve affordable home ownership and multifamily rental housing. Jurisdictions must establish a Local Housing Assistance Plan (LHAP) that provides strategies to meet the affordable housing needs of their community.

    There will be no new allocation of funding for the 2012-2013 Fiscal Year since the State of Florida has not funded the SHIP program.
